Be Safe
On arrival please familiarise yourself with the emergency exits and fire safety procedures, and the location of the first aid kit and fire extinguisher in the kitchen. In wet conditions, the outside path to the car park can be slippy. Please take care and walk on the gravel in icy conditions. Always contact us with any questions.
Care of the Property
We have decorated and equipped our properties to a high specification, so thank you for looking after everything. We understand that occasionally accidents happen, please report breakages as soon as possible to give us time to source a replacement. Please refer to our terms and conditions with any questions.
CCTV
Please note CCTV can be operational on the property grounds, as you enter and drive past the farmhouse.
Noise
Please respect neighbouring properties and keep noise levels to a minimum between 10pm and 8am, especially outside.

The property is non-smoking, including the use inside of e-cigarettes and vapes.

Make yourself aware of all exit routes on your arrival at the property. Please shut doors at night time, and ensure keys for exit doors are kept by the door.
Exit is possible through the bedroom windows, which have a restrictor, which can be overridden via a push button in the window frame.
In the unlikely event of a fire, please think of your own safety first. Please evacuate people as necessary before attempting to extinguish any minor outbreaks. If the fire cannot be extinguished immediately call the emergency services on 999 giving the address:

Please Note:
The heating is via radiators throughout The Stables, if you need this altering the thermostat is on the sitting room wall behind the sofa. The radiators have thermostatic valves on them which can each be adjusted.
The bathrooms are heated via the towel rails which come on with the heating, but they can also be manually turned on as they are “dual fuel”. Ensure the isolator switch outside the bathroom door is switched on.
Please read the printed safety information before using the hot tub.
The hot tub lid is operated using a manual cover lifter. Always ensure the clips are removed prior to trying to operate the cover lifter. Fold the first panel back on itself and used the black bar to slide the lid off the tub.
The hot tub will be cleaned out and filled with fresh water on the day of your arrival. You do not need to empty the water during your stay, there is an anti-bacterial treatment for the water in the hot tub.
The hot tub is set between 37-39 degrees, and you will be able to use the temperature controls to adjust. Please see the control panel on the hot tub, and use the far right-hand button to cycle through the programs to operate the jets. A lot of factors play a role when heating the water, ambient temperature, weather conditions etc. Keep the lid on the hot tub when heating to conserve the heat. There is a hosepipe in the area for the addition of cold water if you would like to cool it down or need to top up the tub for any reason.
When finished, always ensure the jets are turned off.
The water is heated by circulating through the system via an inlet and outlet pipe within the hot tub. DO NOT let the water drop below its original level. If necessary, please use the hose pipe provided to top up the water level.
The water is heated via an electric heater. This warms at around 1-2 degrees per hour so the hot tub may not be able to be used until later on the first night.

The property manager will take away the rubbish at the end of your stay. The rubbish and recycling can be combined.

To switch on the oven;
Turn the oven control knob(s) to the required setting. The red thermostat indicator (if fitted) will come on until the selected temperature is reached and then go off; it will turn on and off periodically as the thermostat operates to maintain the selected temperature.
To switch off, return the control knob to the off position.
When using the oven;
As part of the cooking process, hot air is expelled through a vent in the oven. When opening the oven door, care should be taken to avoid any possible contact with potentially hot air, since this may cause discomfort to people with sensitive skin. We recommend that you hold the underneath of the oven door handle.
The living room blinds are electric and can be operated with the ‘Tuiss’ remote.
Press the centre ‘square’ button on the remote to wake.
The ‘up’ and ‘down’ arrows control the directional travel of the blinds.
There are 3 channels for operating the blinds:
Channel 1 – Lounge left hand side blind.
Channel 2 – Lounge right hand side blind.
Channel 3 – Dining area blind.
There is a stock of kindling, firelighters and logs to get you going. Should you need more logs, House and Home in Leyburn is recommended.
WARNING: The outside of the stove does become hot, especially the door and handles; do not allow children to operate or play with the stove. Do not light the stove if it is of risk to your children.
Lighting the fire:
Ensure the chamber is empty and clear of excess ashes.
Open the door of the stove using the handle.
Stack kindling loosely in the chamber put a couple of firelighters on top and then some more sticks, light the firelighters with a match.
Wait for the sticks to start crackling.
Place a couple of small logs on top of the kindling, Close the door, make sure it’s firmly shut. Try not to let the logs burn near the glass as this will make it go black.
Keep an eye on the fire as it starts to burn and be ready to top up with logs. Do not overfill the chamber with wood.
Please Note:
Please do not attempt to burn anything other than wood on the stove, paper causes excess ash to form and can make the stove dusty and smoky.
Keep the log burner door closed at all times. Take care when topping up the stove. Please dispose of log burner ash responsibly, allowing it to cool fully.
On/Off Key
When you press the On/Off key, the indicator lights illuminate on the display for ON position. The lights turn off in OFF position. Programme Selection /Programme Cancel key Select the desired programme using the “programme selection keys” and press the button.
To cancel the running programme, open the door of the machine and press and hold the Programme Start/Pause/Cancel key for 3
seconds. After the 3 – 2 – 1 countdown, 0:01 is displayed, close the door of the product and wait for the draining process complete. Draining is completed in 2 minutes and the machine gives an audible warning when it is completed.
Function Keys
If you press any of the Function keys during programme selection or time delay selection, an affirmative key signal will be heard provided that the relevant function
is supported by the selected programme. Function will be deemed selected when the indicator of the selected function is lit.
To cancel the selected function, keep the function key pressed until the function indicator disappears
Leyburn is a wonderful dog-friendly area, whether you stroll down to Harmby Waterfall or into the Yorkshire Dales.

On arrival follow the right-hand fork on the driveway and park to the right of The Stables in the gravel area.
Take care on the patio stones, which can become slippery when wet.
There is a charcoal Kamado Barbecue which can be found on the terrace. Please bring your own charcoal, which can be bought at local petrol stations or House and Home in Leyburn. Thank you for leaving the BBQ clean and tidy.
LIGHTING IT UP:
1 Add charcoal and light using one or two firelighters nestled in the centre of the coals. You can also buy light-in-the-bag charcoal which needs no additional firefighters.
2 Leave the dome lid open for 10 minutes with the bottom vent fully open.
3 Close the dome.
4 Begin closing the top vent and bottom vent when the dome temperature is within 50°F (10°C) of your target.
SIDE SHELVES – Do not set hot items on the side shelves.
COOKING TEMPERATURES:
GRILLING 205–315°C (400–600˚F)
SEARING 260–400°C (500–750˚F)
BAKING 150–400°C (300–750˚F)
ROASTING 150–230°C (300–450˚F)
SMOKING 105–135°C (225–275˚F)
MAINTAINING THE TEMPERATURE:
Because this ceramic bbq retains heat so well, it can take some time to fully heat. Give your grill 20–40 minutes to stabilise the temperature before you start cooking. There is a vent at the top and bottom of the bbq to control the temperature. Adjustments to the vents are not immediate— allow 10 minutes for a vent change to take effect.
To lower the temperature, decrease the airflow through the grill by closing the vents.
To raise the temperature, open the vents.
COOLING IT DOWN
1 When finished cooking, close the bottom vent completely.
2 Once the temperature falls below 400°F (205°C), close the top vent almost completely, but leave a small crack.
3 Do not cover the barbecue until the dome is cool to the touch.
On the speaker, press and hold the top left hand button to start the bluetooth pairing.
On your device, search for ‘Hi Omni 10’ via bluetooth. When the device appears on the listing, select to pair.
